Industrial Area

Land with 12,528 m2 in space of economic activity in Espinho, in the Tertiary Zone of Cassufas to be consolidated, according to Espinho Municipal Master Plan (PDME) June 2016.

TERTIARY AREAS:
USOS (Article 50 of the PDME)
1- The areas of tertiary activities integrate urban spaces with a significant presence of tertiary functions or vocation for such purpose, namely commercial surfaces, which are assumed as structuring spaces of urban organization.
2- In these areas commercial and service uses are allowed, and other uses compatible with tertiary activities are allowed, except for housing, except for security and surveillance personnel.

BUILDING REGIME (Article 51 of the PDME)
1- New constructions or extensions are subject to the following conditions:
(a) utilization rate not exceeding 1,4;
(b) a maximum soil impermeability index of 80%;
c) Compliance with the fencing or façade plans, the heights of the façades and the type of relationship with the public space existing in the adjacent plots or lots already occupied in this urban front, in the case of the occupation of free buildings in the consolidated urban front.
2- The preceding paragraph does not apply to clogging situations, in which new constructions or extensions of existing buildings will respect the fencing or facade plans of adjoining buildings and establish the volumetric articulation with them.
