Real estate investment with full-service management

ET.INVEST handles the operational aspects of real estate projects, enabling the structuring of deals that allow capital investors—who seek exposure to the real estate market without directly managing the sourcing, acquisition, renovation, and oversight of the asset—to participate.

Our involvement can span the entire investment cycle:

ET.INVEST may undertake certain operations with the participation of one or more capital investors.

In this model, the investor provides financial backing for the operation, while ET.INVEST handles the identification of the opportunity and the management of the various stages of the real estate project.

Consequently, the investor does not need to be directly involved in matters such as property sourcing, negotiation, acquisition, design, construction, supplier management, or subsequent sales.

Each investor's participation—as well as the corresponding distribution of returns—is defined by contract in advance and determined based on the structure and percentage share established for each investment.

Each project is autonomous and subject to its own economic, financial, legal, and tax analysis.

How it works.

1. Opportunity identification
We seek real estate assets with characteristics and potential that align with the investment strategy.

2. Investment analysis
We evaluate the acquisition price, projected costs, required improvements, appreciation potential, market conditions, and exit strategy.

3. Transaction structuring
We define the required capital, participation model, responsibilities, projected timeframe, and terms applicable to the project.

4. Investor participation
Each investor decides individually whether to participate and how much capital to allocate, within the terms established for the transaction.

5. Project management
E.INVEST oversees the acquisition and coordinates asset value enhancement, as well as the various parties involved in executing the defined strategy.

6. Divestment and profit realization
Upon completion of the transaction, the financial result is determined and distributed in accordance with the contractual terms.
